FAQ

What is home staging?

Home Staging is the art of preparing a home for sale by emphasizing its best features to achieve a faster and more profitable sale. It may be as simple as de-cluttering and re-arranging furniture or as extensive as fully furnishing and accessorizing an empty home.  By doing this, you create a more spacious and luxurious home that appeals to the buyers’ emotions.

Staging is the only service done in preparation of selling a home that brings measurable value. A staged home, on average, sells 2-3 times faster and for 5-10% more than an unstaged home.

Does it really work?

The facts speak for themselves!

  • The typical staged home sold in half the time and for 6% above the asking price. (Coldwell Banker Realty)
  • 75% of buyers were willing to pay more money for a house that is move- in ready. (Maritz Research)
  • 98% of real estate professionals surveyed believed it was necessary to hire a professional home stager. (CSP™ survey)
  • Cleaning and de-cluttering was the home improvement that had the highest return on investment. (HomeGain survey)

How much will it cost?

For a detailed explanation of what we offer, see Services.

Realize that staging services are an investment, not a cost, which will easily be recovered upon a profitable sale. Based upon the 2008 HomeGain survey, the return on investment for staging is 269%.

The question should really be: Can you afford not to stage?

When should we stage our home?

You should be staging your home well before you list your property on the market. This is especially important when you realize that the GTA is one of the busiest real estate markets.

Having your home staged is not just so you can be ready for open house visits, but it also provides for great photos.

Today, 79% of ALL buyers and 94% of buyers aged 25-44 used the internet to search for homes (2008 NAR Profile of Home Buyers and Sellers). So, staging proves to be a valuable tool for Sellers to have picture perfect photos that keep them on the buyer’s must see list.

Do you have sources for furniture and accessories?

Yes, we do have items in our own collection. However, the majority of items will come from local furniture rental companies. This provides us with more variety in the show pieces and helps us provide you with the most appropriate furniture and accessories that will work in your home.  Prices will vary depending on the size of your property and number of rented items required.
